RTA Update – Bill 60 Changes You Should Know

Recent updates under Bill 60 introduce important changes to the Residential Tenancies Act that affect both landlords and tenants in Ontario. Below are three key changes coming into effect in 2026:

1. Shorter Deadline to Request a Review

Effective July 1, 2026
The deadline to file a request for review has been reduced from 30 days to 15 days.

This applies unless a request for an extension is granted.
Landlords and tenants should act quickly if they wish to challenge a decision.

2. Changes to N12 Compensation Rules

Effective September 21, 2026

Updates to N12 notices (Reason 1 – landlord’s own use) introduce a new option for landlords under Section 48.1:

Landlords are not required to provide one month’s compensation if all of the following conditions are met:

The N12 notice is issued on or after September 21, 2026
A minimum of 120 days’ notice is provided
The termination date falls at the end of the fixed-term lease

This change allows additional notice time to be provided in place of compensation.

3. Reduced N4 Notice Period

Effective September 21, 2026

The notice period for non-payment of rent (N4) has been shortened:

Reduced from 14 days to 7 days

This change means faster timelines for addressing rent arrears under the RTA.
